The Space From the moment you arrive, you’ll appreciate the ample parking and easy access to Unit A. Just off the entry, you’ll find a private downstairs master bedroom complete with a comfortable bed, en-suite bathroom, and generous closet space for your gear and clothing. Also on the lower level is a quiet den area, a peaceful nook that offers a bit of separation from the upstairs living space—ideal for those seeking a little downtime. Head upstairs and you’ll find the heart of the home: an open-concept living room, dining area, and kitchen all basking in natural light from large windows that frame incredible mountain views. The sectional couch in the living room offers plenty of room for your entire party to unwind. Stream your favorite shows on the large smart TV using your own accounts, and enjoy strong Wi-Fi throughout the unit. The dining table comfortably seats six and is adjacent to a fully stocked kitchen equipped for any culinary ambition. You’ll find full-size appliances, plenty of pots and pans, dishware, utensils, mugs, and a full lineup of small appliances including: - Drip coffee maker & Keurig - Coffee grinder - Crockpots - Toasters - Instant Pot We also stock ground coffee, filters, and sugar, so you’re all set for that first morning cup. Off the hallway is a convenient half bathroom, and just beyond that, you’ll find two additional bedrooms: - A spacious upstairs master with an en-suite bathroom and incredible views - A cozy second bedroom, perfect for kids or additional guests All bedrooms feature closet space, so unpack and stay a while. Please inquire first before bringing pets. NEIGHBORHOOD RULES: Important guest rules for the San Juan River Villa (SRJV). The rules represent here are the most common areas of confusion for short term guests: DO NOT TRESPASS SJRV is not a public recreation area. It is a private neighborhood with mostly full time residents. Lots, fields, and empty land you see are private property. PONDS AND PICNIC AREA Follow ALL posted rules. Do not dismiss the posted rules. Fishing in the SJRV ponds are for property owners only. NO ATVs Guests are NOT allowed to operate ATV/UTVs in the neighborhood. Do not be confused by residents operating ATVs who are allowed at no greater than 5MPH. NIGHT AND NOISE Outdoor lights off and noise down past 9pm. DRIVE VERY SLOW The Speed Limit is 5MPH. This helps with the dust, safety and noise. Being reported for breaking neighborhood rules may lead to a financial penalty.

Stocked Supplies: At this time, we do not provide shampoo or body wash. We recommend bringing these items along to ensure you have everything you need for a comfortable stay. Pet Policy: We happily welcome one well-behaved dog to join you on your stay! Cats are not permitted. A non-refundable $125 pet fee will be charged—just include your pup in the guest count when booking, and the fee will be added automatically. Please note: pets are not allowed on any furniture. If excessive pet hair or evidence of pets on furniture is found, a $250 cleaning fee will be charged to the card used for your reservation.

Guest Access

Guests will have access to the entire unit, including all living spaces, bedrooms, bathrooms, and the fully stocked kitchen. You'll also have use of the driveway located at the front of the home, which offers convenient parking right outside your door. For your convenience, trash bins are also located at the front of the home and accessible at any time during your stay.

Find us

The home is located in a quiet mountain neighborhood with well-maintained gravel roads—easy to navigate in most vehicles year-round. In winter months, 4WD or AWD is recommended due to possible snow and ice. There’s plenty of space to park in the driveway, which comfortably fits up to 5 vehicles. Please note that garage access is not available, and street parking is not permitted.
