GENERAL -Standard check-in is at 4:00 PM and check-out is at 11:00 AM. -Early check-in and late check-out may be available upon request for an additional fee and are subject to availability, as we need sufficient time to prepare the property between stays. Please contact us in advance if you’d like to arrange a different time. -No parties, events, or loud gatherings. -Quiet hours are strictly observed from 10:00 PM to 8:00 AM. -Only registered guests listed in the reservation are permitted overnight. -No smoking or vaping inside the villa. Smoking is allowed outdoors only and away from doors, windows, and furniture. -No illegal activities or substances permitted. -Please respect our neighbors’ privacy—Villa 27 and nearby residences are occupied full-time. PETS -Pets are welcome with prior approval and payment of the listed pet fee. -Please keep pets off furniture and beds. -Guests must pick up after their pets both indoors and outdoors. -Excessive pet hair or damage will result in additional cleaning fees. POOL & OUTDOOR AREAS -Use the private pool at your own risk—no lifeguard on duty. -Children must be supervised at all times. -No diving, glassware, or food in or around the pool. -Fire pit and grill are provided for guest use—please turn off propane after use. -Rooftop cushions should be brought inside when not in use to prevent weather damage. GOLF CART USE -A six-passenger golf cart is provided complimentary for use within Copala and Quivira only. -Do not drive it on public roads or outside the resort community. -Drivers must be 25 years or older with a valid driver’s license. -A signed waiver is required before access is granted. -Any misuse or damage to the cart will result in repair or replacement fees. COMMUNITY RULES -Villa 28 is located within Copala at Quivira, a gated resort community. -Please follow all Copala HOA and Quivira resort regulations, including parking, golf course access, and amenity use. -The golf course, resort pools, and restaurants are shared amenities; access may require reservation or guest passes. -Please treat staff, residents, and other guests with respect. KITCHEN & HOME CARE -Please treat the villa as you would your own home. -Wash dishes or load the dishwasher before checkout. -Do not move or rearrange furniture. -Report any damage or maintenance issues promptly. -Indoor dining only in designated areas—no food in bedrooms, please. SAFETY & SECURITY -Do not disable or cover smoke detectors, exterior cameras, or the pool alarm system. -Lock doors and windows when leaving the property. -Follow all posted safety signage for pool, fire pit, and outdoor equipment. -Emergency contacts and local medical info are listed in the digital guidebook. CHECKOUT REMINDERS -If you’d like to extend your stay a little longer, let us know 24 hours before your check out time to see if we have the availability to accommodate. This option is also subject to availability and includes an additional fee. -Place used towels in the bathroom or laundry area. -Remove all trash and recyclables to the outdoor bins. -Ensure all lights, A/C units, and ceiling fans are turned off. -Confirm all personal items are packed before departure. -Return golf cart keys and any borrowed items to their original locations. FEES & DAMAGES -A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices). -Excessive cleaning will result in a $500 fee, including but not limited to: a. Stains on furniture, rugs, or bedding b. Trash left throughout the villa or yard c. Dirty dishes or spills left unattended d. Pet waste not cleaned up e. Glitter, confetti, or wax residue f. This home is pet-friendly with prior approval and a pet fee. . Please kindly refrain from allowing pets on the furniture during your stay. Please note that pets are not allowed on the furniture. Failure to comply may result in an additional $250 cleaning fee. Pool is not heated year-round, but receives full sun mid-day. The Copala community is gated and guarded 24/7. Please respect neighbor privacy; the villa next door is occupied full-time.
