Designed for groups who want both comfort and fun, this 6-bedroom, 6-private-bath home blends modern style with laid-back lake energy. THE BACKYARD EXPERIENCE This is where your stay comes to life. Step onto the spacious deck for grilling, sunset views, and evenings around the firepit. Soak in the hot tub while overlooking the calm channel waters, launch the paddleboard or kayak for a relaxed lake day, or gather with your crew for games and conversation outdoors. The setting feels private, peaceful, and made for memory-making. THE LIVING SPACES Inside, the main living room is bright and welcoming with large windows overlooking the water. Movie nights, morning coffee, or quiet reading all feel easy here. Upstairs, a separate game room offers additional seating, a Smart TV, table games, and space for everyone to spread out. Multiple gathering areas mean your group never feels crowded. THE KITCHEN The modern chef-ready kitchen is fully stocked with cooking essentials. Prep at the island, dine together at the table for eight, or take meals outside to the deck for lake-view dining. Whether it’s a big family breakfast or late-night snacks, the space is designed to handle it. THE BEDROOMS & BATHS Six spacious bedrooms each feature their own private en-suite bathroom- no hallway sharing. King and queen suites include Roku Smart TVs, and soft linens ensure restful nights after full lake days. There’s even a fun bunk space for added flexibility. GENERAL Check-in: after 3:00 PM (4–10 PM window). Check-out: by 10:00 AM. Early check-in and Late checkout requests: We can accommodate early check in and late check out depending on availability with minimal fees. Kindly check with us a day before your arrival for early check in and a day before your departure for late check out. No parties, events, or loud music. Quiet hours: 10:00 PM – 8:00 AM. Only registered guests may stay overnight. Maximum occupancy must never be exceeded. Primary guest must be 25+ with a verified profile and positive platform reviews. Smoking or vaping indoors is strictly prohibited. Outdoor smoking must be away from doors and windows. Illegal substances or activities are not allowed. Host or authorized vendors may access the property when necessary for maintenance or requested repairs. PET POLICY One adult dog up to 50 lbs allowed with prior approval and paid, non-refundable pet fee. Cats are not permitted. Pets must be house-trained, supervised, leashed outdoors, and kept off beds and furniture. Do not leave pets unattended. Clean up pet waste indoors and outdoors. Pets are not allowed in the pool. Undisclosed pets may result in double pet fees or cancellation. Guest assumes full responsibility for all pet-related damage or excessive cleaning. HOT TUB / WATER AREAS Use at your own risk; no lifeguard on duty. Children must be supervised at all times. No diving, jumping from docks, glassware, or food in the hot tub. Shower before use and replace covers after use. Follow posted spa guidelines. HOME CARE Treat the property respectfully. Wash dishes or load dishwasher before departure. Do not rearrange furniture. Report damages or maintenance concerns promptly. SAFETY & SECURITY Do not disable or cover smoke detectors or exterior cameras. Lock doors and windows when leaving. Follow all posted signage for fire pits, docks, and outdoor amenities. Fireworks are not allowed. FEES & POLICIES Rule violations: $1,500 fee (including unauthorized guests, indoor smoking, or tampering with safety devices). Excessive cleaning: $500 or $100/hour (whichever applies) for conditions requiring additional labor such as stains, trash, odors, glitter/confetti, spills, unwashed dishes, or pet mess. Documentation can be provided upon request. LONG-TERM STAYS (28+ NIGHTS) Signed rental agreement required listing all adult occupants with valid ID. Additional monthly utility or maintenance fees may apply (up to 5% of monthly rent or flat rate), disclosed before booking. NO-REFUND POLICY While every effort is made to keep all amenities fully functional, occasional malfunctions or external factors beyond host control may occur. Issues will be addressed promptly; however, refunds or relocations are not provided unless the property is deemed uninhabitable. AGREEMENT Booking confirms that the primary guest accepts this agreement on behalf of all occupants and acknowledges that, in any policy conflict, the terms most favorable to the host will apply.

Safety Disclaimers: Jumping or diving from the dock or into the water is not allowed. Fireworks are prohibited. Please follow posted spa guidelines. Children are welcome but the home is not childproofed. Adult supervision is required outdoors due to the unfenced waterfront deck. Shared Spaces: The upper deck is shared with the adjacent property. Pet Friendly: One dog is welcome with a $300 nonrefundable pet fee. If you plan to bring additional dogs, please message us in advance for approval. To help us maintain the home for all guests, pets are not permitted on furniture. Evidence of pets on furniture may result in an additional $250 cleaning fee. Events and Extended Gatherings: Ask about renting the neighboring property for larger gatherings or reunions.
