This home comfortably sleeps up to 20 guests and offers multiple areas where your group can gather together or spread out and relax. Located in a quiet, well-kept neighborhood just minutes from historic Granbury Square, the property combines comfortable indoor living spaces with a large backyard and lake access. Living Space The living room includes a large sectional sofa, updated decor, a large Smart TV with streaming services, and plenty of seating for your group movie nights or relaxing after a day on the lake. Kitchen The fully stocked kitchen features stainless steel appliances, generous counter space, and everything needed to cook or reheat meals during your stay. The kitchen also includes breakfast bar seating for four and a nearby dining nook with seating for four. Additional Amenities The home also includes a laundry room with a full-size washer and dryer, dedicated pantry space, cleaning supplies, and additional small appliances including a crockpot, Instant Pot, toaster oven, and high chair. Game Room Entertainment The game room is one of the stars of the home and was designed for fun evenings with your group. This space includes a pool table, wet bar with sink and glassware, large leather sectional, large Smart TV, dining table for six, and two card tables for games. Bedrooms Bedroom 1 Queen bed, nightstands, and closet. Bedroom 2 King bed, Smart TV, closet, and nightstands. Bedrooms 1 and 2 share a spacious bathroom with double vanities and a shower/tub combination. Bedroom 3 King bed, Smart TV, closet, nightstands, and private ensuite bathroom with stand-up shower and double vanity. Upstairs Bunk Room One of the most unique spaces in the home is the large upstairs bunk room, perfect for kids, teens, or additional guests. This room includes three queen-over-queen bunk beds, two twin trundle beds, a large Smart TV, two dressers, closet space, and toys for younger guests. The bunk room also features a large ensuite bathroom with double vanities and a stand-up shower. Outdoor Space Step outside from the game room into a large backyard shaded by mature trees. Just outside the door you'll find a bistro table seating area and propane grill for outdoor cooking. Further into the yard you'll find the cowboy pool and pool deck, perfect for cooling off on warm Texas days. Comfortable bean bag chairs provide a relaxed place to lounge nearby. The backyard also features a Solo Stove smokeless fire pit surrounded by six Adirondack chairs, making it the perfect spot for evening conversations and roasting s'mores. Boat Dock & Water Access At the back of the property you'll find a large two-tier boat dock located on a quiet channel just off Lake Granbury. This space includes four sun loungers, umbrellas, side tables, a boat slip where guests can tie up their boat, and two kayaks available for guest use. Guests can also fish from the dock or swim in the water. Parking The driveway comfortably accommodates up to six vehicles, with space for two additional vehicles along the roadside.

HOUSE RULES Welcome! We’re thrilled to host you and want to ensure a comfortable, safe, and enjoyable stay for everyone. Please review our house rules before booking: GENERAL Check-in after 4:00 PM and check-out by 11:00 AM (unless otherwise arranged). No parties or events are permitted. Quiet hours: 10:00 PM – 8:00 AM. No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight. No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows. No illegal substances or activities at any time. PETS Pets are not allowed in this property at this time. Bringing an unauthorized pet in the property is subject to $500 penalty. POOL Use at your own risk. No lifeguard on duty. Children must be supervised at all times. No diving, glassware, or food in the pool area. Please shower before entering and replace the cover after use. KITCHEN & HOME CARE Please treat the home as you would your own. Wash dishes or load the dishwasher before checkout. Do not move or rearrange furniture. Report any damages or maintenance issues promptly so we can address them quickly. SAFETY & SECURITY For your safety, do not disable or cover smoke detectors or exterior cameras. Lock doors and windows when leaving the property. Follow all posted safety signage for fire pits, pools, docks, and outdoor areas. CHECKOUT REMINDER Place used towels in the bathroom or laundry area. Remove all trash to outdoor bins. Verify that personal items are packed before departure. FEES & DAMAGES A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices). Excessive cleaning will result in a $500 fee. This includes, but is not limited to: Stains on furniture, rugs, or bedding. Trash left throughout the home or yard. Dirty dishes left unwashed. Spills or food left on floors, counters, or furniture. Pet waste not cleaned up. Glitter, confetti, or wax residue. Any condition requiring professional cleaning or odor removal.

Not Pet Friendly: Pets are not allowed in this property at this time. Bringing an unauthorized pet in the property is subject to $500 penalty. Guests are welcome to enjoy the boat dock and waterfront area, but please use caution as surfaces may be slippery. Children must be supervised at all times near the water. For safety reasons, jumping or diving from the upper deck into the water is STRICTLY PROHIBITED. By using the dock and waterfront areas, guests acknowledge that they do so at their own risk, and the property owner and management are not responsible for accidents, injuries, or lost belongings.
