Welcome to Heather’s Haven, a comfortable and thoughtfully furnished home designed for relaxing stays with family or friends. With three bedrooms, a bright open living area, and a fully equipped kitchen, this home offers everything you need for a convenient and enjoyable visit. When you enter the home, you’ll step into a spacious open-concept living area designed for gathering and relaxing. The living room includes a comfortable couch, loveseat, accent chair, and a large smart TV positioned above an electric fireplace. A sofa table behind the seating area can also serve as a secondary dining space or workspace. Near the entryway, guests will find a small collection of books available to enjoy during their stay, along with an air purifier to help keep the indoor air fresh and comfortable. The living area also includes a few wellness amenities provided by the owner, including a vibration plate for light exercise and lymphatic stimulation and a portable neck and back massager. The kitchen is fully equipped with full-size stainless steel appliances and everything needed to prepare meals during your stay. The kitchen island serves as the primary dining space and provides seating for four guests. Kitchen highlights include: • Berkey water filtration system with instructions provided • Full cookware and kitchen essentials • High chair available for families • Basic cleaning supplies available The home comfortably sleeps six guests across three bedrooms. The primary bedroom is spacious and features a king bed, smart TV, dresser, luggage rack, and a large walk-in closet with hangers. A Pack and Play with linens is also available for families traveling with young children. The ensuite bathroom includes double vanities and a large glass walk-in shower. Additional sleeping arrangements include: • Bedroom 2 – Queen bed, closet, and luggage racks • Bedroom 3 – Queen bed, closet, and luggage racks A shared hallway bathroom serves the two guest bedrooms and includes a shower and bathtub combination with towels provided. Just off the primary bedroom is the laundry room, which includes a full-size washer and dryer, clothing drying rack, steamer, and additional pillows and blankets available for guest use. The backyard is small but offers a charcoal grill for outdoor cooking, and charcoal is provided for your convenience. Heather’s Haven is located in Canyon Creek, a large residential neighborhood near Lake Granbury. Guests staying here may enjoy several neighborhood amenities including parks, fishing areas, swimming areas, and a neighborhood boat ramp. Neighborhood amenities include: • Parks and green spaces • Fishing dock and swimming areas • Neighborhood boat ramp The Canyon Creek community pool is seasonal and typically open from Memorial Day weekend through September 1st. Parking at the home includes space for one truck or two compact vehicles in the driveway. One additional vehicle may park along the roadside near the property. The garage is not available for guest use. Heather’s Haven offers a comfortable home base with thoughtful touches and convenient access to lake activities and the surrounding Granbury area.

HOUSE RULES Welcome! We’re thrilled to host you and want to ensure a comfortable, safe, and enjoyable stay for everyone. Please review our house rules before booking: GENERAL Check-in after 4:00 PM and check-out by 11:00 AM (unless otherwise arranged). No parties or events are permitted. Quiet hours: 10:00 PM – 8:00 AM. No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight. No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows. No illegal substances or activities at any time. PETS We love welcoming pets, but please review our guidelines before booking. Only one dog is allowed per stay, whether indoors or outdoors, and the pet must be disclosed at the time of booking. A $125 pet fee will be added to your reservation. Dogs must be fully trained and housebroken. An additional $250 cleaning fee may apply if excessive cleaning or odor removal is required. Guests are responsible for any damages caused by their pet during the stay. KITCHEN & HOME CARE Please treat the home as you would your own. Wash dishes or load the dishwasher before checkout. Do not move or rearrange furniture. Report any damages or maintenance issues promptly so we can address them quickly. SAFETY & SECURITY For your safety, do not disable or cover smoke detectors or exterior cameras. Lock doors and windows when leaving the property. Follow all posted safety signage for fire pits, pools, docks, and outdoor areas. CHECKOUT REMINDER Place used towels in the bathroom or laundry area. Remove all trash to outdoor bins. Verify that personal items are packed before departure. FEES & DAMAGES A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices). Excessive cleaning will result in a $500 fee. This includes, but is not limited to: Stains on furniture, rugs, or bedding. Trash left throughout the home or yard. Dirty dishes left unwashed. Spills or food left on floors, counters, or furniture. Pet waste not cleaned up. Glitter, confetti, or wax residue. Any condition requiring professional cleaning or odor removal.

Pet friendly: We are pet-friendly and welcome one well-behaved dog for a non-refundable pet fee of $125. Please kindly refrain from allowing pets on the furniture during your stay. Failure to comply may result in an additional $250 cleaning fee. Neighborhood Roads: Please note that the neighborhood is currently experiencing new home construction. Because of occasional construction vehicles, some areas of the road may have uneven spots or potholes, so we recommend driving slowly when entering the neighborhood. Neighborhood Access: For security purposes, all guests must request access from our team prior to check in. Once guest arrive at the gate, each driver present a valid ID to the gate attendant upon arrival before entering the community. This standard procedure helps maintain a safe and quiet environment for residents and visitors throughout the neighborhood. Parts of the neighborhood are still being developed, so you may occasionally see construction activity in the area.
