Sage Cove is a relaxed, multi-level lake house located on a naturally protected private cove on the outskirts of Granbury. Set back from the wind and wash of passing boats, the calm water directly in front of the home creates a peaceful lake experience that’s especially well suited for families, casual swimmers, and kayakers. This is not a cookie-cutter HOA home — it’s a true lake house with character, space to spread out, and multiple indoor and outdoor areas to enjoy Lake Granbury at your own pace. The home features a two-story, multi-tiered layout with open living spaces and several outdoor levels that flow naturally down toward the lake. Main Living Level - Open-concept layout with dining, kitchen, and living room - Dining table seats 8 - Breakfast bar with seating for 4 - Fully stocked kitchen with stainless steel appliances, blender, Instant Pot, cookware, and ample dishware and drinkware - Comfortable living room with couch, accent chairs, board games, and smart TV - Fireplace is decorative only and not available for guest use - Sliding doors lead to the upper deck with lake views Bedrooms & Bathrooms- The home offers 4 bedrooms and 3 bathrooms, and every bedroom includes its own Roku smart TV. House Rules

Outdoor cushions are in the lake side bedroom closet. Please put back if raining so you can use them without them being wet. Please put back before you check out. There is a ring doorbell with a camera for the property's and guest's security. It is remain on at all times. If it is turned off or tampered with, the guests will be asked to leave. Please report any breakages via the app so we can see to the issue immediately. Please report any other issues you may find within the first 3 hours of entering the home. No more than 11 guests are allowed to stay the night. Fees will be imposed if this is broken. The amounts are listed. All non-staying guests must be reported and no more than 15 people total are allowed in the house at any time. If this rule is broken, you will be asked to leave. No parties are allowed. If this is rule is broken, you will be asked to leave. Do not drive or park on the grass for any reason. If any sprinkler heads are damaged due to this, the cost will be covered from guest. Do not park on the neighbor's lawn/property for any reason. Do not block the street with parked cars. While commercial photography and filming is allowed on the premises, there is a fee, please inquire. Fees will also be imposed if this is not adhered to. Shower BEFORE getting in the hot tub. This will keep it cleaner for the duration of your stay. The lights for the hot tub have a green cord that need to be plugged in at the base of the post closest to the lake under the deck near the path leading down to the lake. Stack all dirty plates and utensils in the dishwasher and turn on when checking out. Do not put wooden utensils in the dishwasher. These need to be washed by hand. The coffee maker can be drip filter or used as a Keurig for individual pods. There is also an espresso machine. Please be sure to keep the milk steamer wand clean and throw your used coffee filter in the trash before you leave. There are mosquito coils in the drawer below the coffee makers. There may be cobwebs and spiders down at the dock. While we regularly spray and physically remove the cobwebs, spiders are a natural occurrence on the lake, and it is unrealistic to expect a spider/bug-free environment there. HOUSE RULES Welcome! We’re thrilled to host you and want to ensure a comfortable, safe, and enjoyable stay for everyone. Please review our house rules before booking: GENERAL Check-in after 4:00 PM and check-out by 11:00 AM (unless otherwise arranged). No parties or events are permitted. Quiet hours: 10:00 PM – 8:00 AM. No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight. No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows. No illegal substances or activities at any time. PETS Pets are not allowed in this property at this time. Bringing an unauthorized pet in the property is subject to $500 penalty. KITCHEN & HOME CARE Please treat the home as you would your own. Wash dishes or load the dishwasher before checkout. Do not move or rearrange furniture. Report any damages or maintenance issues promptly so we can address them quickly. SAFETY & SECURITY For your safety, do not disable or cover smoke detectors or exterior cameras. Lock doors and windows when leaving the property. Follow all posted safety signage for fire pits, pools, docks, and outdoor areas. CHECKOUT REMINDER Place used towels in the bathroom or laundry area. Remove all trash to outdoor bins. Verify that personal items are packed before departure. FEES & DAMAGES A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices). Excessive cleaning will result in a $500 fee. This includes, but is not limited to: Stains on furniture, rugs, or bedding. Trash left throughout the home or yard. Dirty dishes left unwashed. Spills or food left on floors, counters, or furniture. Glitter, confetti, or wax residue. Any condition requiring professional cleaning or odor removal.

- This is a quiet neighborhood and best suited for families and respectful group stays. - The home is multi-level with stairs and a sloped path to the dock, so please use caution, especially with children. For everyone’s safety, children should be supervised at all times near the lake and hot tub. - Unfortunately, this home is not pet friendly. - The fireplace is decorative only and not available for guest use. - Propane is not provided for the grills or fire pit. - Please park only in the driveway and avoid driving or parking on the grass to help protect the landscaping. - Kindly dispose of all bagged trash in the outdoor trash bin before departure.
