A: Yes, we have a dock with numbers where you can tie up your boat or jet ski Q: Where is the nearest boat ramp? A: The closest public boat ramp via car is across from Mesquite Pit restaurant on Pearl St. (It is a 14 minute drive) The restaurant address is 919 E Pearl St, Granbury. The entrance to the boat ramp area is directly across from it on the other side of of Pearl St. Q: Where can I park my boat and trailer? A: A trailer/boat can be parked in the grass along the street directly in front of the house, or along the grass on the other side of the driveway on the north side of the home. Q: Is the pool heated? A: No, but you can still find my kids swimming in it most of the year . Q: Can we bring our furry family member? A: We do allow house-trained dogs upon request.

House Rules

1. Our guests are automatically protected by $1,500 Waivo™ damage protection program. Please click this link to see the terms and conditions of this protection. You can easily just sent us a note and a photo of the damage and it will be covered by your Waivo coverage. 2. For PARTIES, gatherings, reunions or any type of event is mandatory to have AUTHORIZATION IN WRITING by the host before it takes place. Other fees will apply. **NO UNAUTHORIZED PARTIES** If party is held without written authorization from host, there will be a $500 event penalty charge. 3. POOL RULES: Guests who are sick or are recovering from a contagious illness CANNOT use the pool. Guests agree not to tamper with, damage or adjust pool equipment, including but not limited to removing pool vacuums, which remain in the pool for cleaning, water flow and filter purposes) or change times and valve settings. Pool condition (clarity, temperature, chemical balance and cleanliness) can fluctuate greatly with changes in climate or environmental factors out of control of the owner. The pool is serviced every Tuesday. Guests swim at their own risk. Do not jump or dive from the upper deck. Pool light is removed to ensure light is not left on, which would attract a lot of bugs to the water. If any toys or objects get stuck in pool filters or drain, guest would be charged a $250 fee for servicing the pool. 4. SMOKING inside the house is strictly forbidden. (even if prescribed or electronic cigarettes) Cigarette butts shall be properly disposed of and not left in yard or lake area. Failure to do so will result in $50 loss of Security Deposit. A plant pot to be used as an ash tray is available on the back porch. 5. SUBLEASING is hereby prohibited. The Property including the pool, parking and porches must be kept in GOOD, CLEAN AND SANITARY CONDITION throughout the Guest’s occupancy. It is agreed and understood that the property is professionally cleaned and inspected before and after each rental to ensure that Guest has a clean, comfortable and safe stay. If upon taking possession Guest discovers any DAMAGES, inoperable equipment or machinery, broken glass, or any general maintenance ISSUES, most REPORT it to the Host within no later than four (4) hours after Check-In. If Guest fails to report the Damage Issues within the prescribed time, The Host will assume that the Property as delivered is satisfactory. In the event that any Damage to the Property occurs during the Rental, all items including but not limited to electronics, linens, supplies and furnishings are the sole and exclusive property of the Host. It is agreed and understood that any missing, stolen or damages caused by Guest, Guest’s family members, and/or Guest’s Invitees shall be the direct responsibility of Lessee. 6. LOCKED CLOSETS are not for guest access. Their contents are for Owner use and access only. Guests agree to refrain from accessing locked closets during their stay. 7. SURVEILLANCE CAMERAS: The property surrounding areas are being monitored 24/7 with surveillance cameras. It is an insurance requirement and as a bonus, it protects us and our guests from any unseen circumstances. Guests agree that vandalism to these cameras should result in payment in full for the security system. 8. QUIET HOURS: we LOVE our neighbors and we want them to "love you too!" Please keep noise to a minimum after 10 PM weekdays & midnight on weekends, especially in the backyard. Quiet hours are between 10pm – 7am. Deposit will be forfeited if police are called for a noise complaint at any time during Guest’s stay. Guest should return the Property and all personal property, equipment, machinery and appliances to Owner at check-out time in the same condition as when Guest checked in, except for reasonable wear and tear expected for a short-term rental. Any damaged or missing personal property shall be deducted from the security deposit at replacement value. Guest must immediately notify Owner upon occupancy if any of the furnishings, appliances, equipment or other personal property are missing, damaged or not functioning as listed in the electronic listing and displayed in the electronic listing photographs. Otherwise, Guest shall be responsible for maintaining and returning said furnishings, appliances, machinery, equipment or other personal property to Owner at the end of the subject Rental Agreement in the same condition it was in upon occupancy, except reasonable wear and tear expected for a short-term rental. 9. CLEANLINESS OF PROPERTY: The Property must be kept in good, clean and sanitary condition throughout the Guest’s occupancy of same. It is agreed and understood that the subject property is professionally cleaned and inspected before and after each rental to ensure that Guest has a clean, comfortable and safe stay. Guest agrees that any cleanliness issues noticed upon arrival shall be reported to the Owner within no later than four (4) hours after Check-in. If the Guest notifies the rental agent within the agreed period of time, Owner will use reasonable efforts to inform the cleaning service to address the cleaning issues at no additional expense to the Guest. Guess should keep the Property including the porches, barbeque area, balconies, front, rear and side yards clean, sanitary, and free and clear of trash, debris, garbage, and any other waste. Barbecuing is only permitted on the concrete on the patio. Do not use kitchen utensils at the grill. Leave the grill in the same general condition you found it. Electric grill, turn it off after each use. Gas grill, please turn off propane after each use. Porch: Do not drag furniture from one porch to another. Chairs can be moved to be used around the fire pit, please return to original location after use. After each use, fold & Velcro the umbrella and put the umbrella's main bar in the upright position. While the backyard is fenced off from the front yard and neighboring properties, there is no gate or barrier restricting access to the lake. Guests are responsible for supervising themselves, their children, and any guests at all times, especially in the vicinity of the lake. Swimming, boating, or any other activities on or near the lake are done at guests' own risk. We strongly advise caution and adherence to safety guidelines when enjoying the lakefront area. Pool Safety Disclaimer: We want to inform our guests that our property includes a pool area that is not fenced off. While we strive to maintain a safe environment, guests are responsible for supervising themselves, their children, and any guests when in the vicinity of the pool. All pool activities are undertaken at guests' own risk. Please exercise caution and follow safety instructions provided. Non-swimmers and young children should be closely supervised by adults at all times to prevent accidents. We are pet-friendly and welcome two well-behaved dogs for a non-refundable pet fee of $150. Please kindly refrain from allowing pets on the furniture during your stay. Failure to comply may result in an additional $250 cleaning fee. A refundable $500 security deposit is required for stays over 10 days. This is fully refundable in the event that no damages happened to the property during your stay. For stays exceeding 30 days, a monthly cleaning service is mandatory and will be scheduled after your booking is confirmed. All parts of the house and yard are available. The laundry room is mainly reserved for housekeeping. Occasionally, guest use may be permitted during the off-season. Please inquire prior to your stay if you’d like to check availability.
